What's the difference between letting only and full management?

Letting only takes the property to the point of a signed tenancy: valuation, marketing, viewings, referencing and paperwork. Full management continues from move-in — rent collection, maintenance, inspections, renewals and being the tenant's point of contact.

How do you decide what my property should let for?

By what comparable properties on comparable streets have actually let for recently, adjusted for condition, layout and how quickly you need it let. We'd rather quote a figure that achieves a tenancy than one that flatters the property.

How are tenants referenced?

Applicants are checked on identity, right to rent, employment and affordability, and where possible with a previous landlord. Nothing is agreed until referencing is complete.

Who deals with repairs?

On managed properties, we do. Tenants report issues to us, we arrange the work with contractors we use regularly, and you're kept informed. Spending limits are agreed with you in advance.

How is my rent paid to me?

Rent is collected, monitored and paid over to you, with a statement. Arrears are followed up as soon as they arise rather than left to build.

Is my money protected?

Client money is held under a Client Money Protection scheme, and we're a member of The Property Ombudsman Scheme, which gives you access to independent redress.

Do you manage commercial property as well?

Yes. Howard & Manning specialises in the management of both residential and commercial property.

Can you take over management of a tenanted property?

In most cases, yes. We'd review the existing tenancy and paperwork first and tell you what needs bringing up to date before we take it on.
